For cabin owners in northwest WisconsinSell your lake cabin to a buyer who's already been up here.
Thousands of people have come through staynorthern.com since 2015 to rent a cabin or research a lake, and some of them tell me they want to own one. I keep that list, lake by lake. When your cabin lists, they hear about it first.
No obligation. No listing pitch unless you ask for one.

Balsam Lake, WIOwner of Stay Northern, which manages vacation rental lake cabins across northwest Wisconsin. Since 2015 I've personally bought, remodeled and rented multiple lake homes, and I come from a construction background, so I know what's behind the walls as well as what's on the water.
markbrunner86@gmail.comA list of buyers who already want a cabin on your lake.
Through staynorthern.com, buyers tell me what they're looking for: the lake, the county, the budget, whether they plan to rent it out. I keep that list, lake by lake, and when your cabin lists, the buyers waiting for your lake hear about it the day it goes live. Most listings start by hoping the right buyer sees them. Yours could start with a waiting list.

Marketed like it's the only cabin on the lake.
Buyers don't fall in love with square footage, or a list of updates and amenities. They fall in love with the idea of themselves in the space: the weekend they want, the sunny July afternoon on the dock. That's what a photograph has to show, and that's what sells a home. Every listing I take gets professional photography, artistic drone footage of the shoreline, and a write-up built around the moments a buyer is really shopping for: coffee on the deck, kids off the end of the dock, the fire going after dark. That's my commitment on every listing, and it has proven itself.

sold
Listed at $875,000 in May 2026. Before we went under contract, we added adjoining land the seller hadn't planned to include, and the property closed at $1,025,000, well above the original asking price. One offer, no drama, and a closing that went the way closings should.
Thank you Mark for your patience, professionalism & kindness. You made the process smooth.Seller, Fawn Lake, 2026

What owners ask me first
What’s your commission?
3.5% listing commission, agreed in writing before you sign anything. Any buyer-agent commission is separate: legally it’s the buyer’s responsibility, though in practice it’s often negotiated as part of the offer. I’ll walk you through exactly how that works before we list.
Will you tell me if it’s a bad time to sell?
Yes. If waiting for spring would get you a better price, or the market on your lake is soft this year, you’ll hear it from me first. A listing that sits helps neither of us.
How is selling a cabin different from selling a house?
Riparian rights, pier and shoreline rules, septic and well inspections, seasonal road access, and buyers who often need different financing. I deal with these on every deal, so you don’t learn them the expensive way.
How long does it take to sell up here?
It depends on the lake, the price, and the month. I’ll give you a specific range for your property, not a slogan.
Who am I actually hiring?
Me, Mark Brunner, a licensed Wisconsin real estate salesperson with Saphire Realty in Balsam Lake. Stay Northern is the rental company I co-own; it isn’t a brokerage and doesn’t list property. You’ll sign with Saphire Realty.
